Overview

Franchesco “Frank” Soto is a partner in Ball Janik LLP’s Construction Defect Practice Group in Miami, bringing over two decades of litigation experience representing building owners, including condominium and homeowners’ associations. He focuses his practice on construction defect matters and has secured numerous multimillion-dollar recoveries on behalf of associations across Florida.

Recognized for his deep understanding of the complex issues facing South Florida’s community associations, Mr. Soto is known as a strategic and results-driven advocate. His legal acumen has earned him recognition in The Best Lawyers in America® for Construction Law and repeated inclusion in Florida Super Lawyers (2014–2025), including being named “Lawyer of the Year” for Litigation – Construction in Miami in 2023.

Before joining Ball Janik, Mr. Soto was Chair of the Construction Department at a Miami-based law firm. His legal background extends beyond construction to include representing financial institutions in breach of contract claims, real estate disputes, and consumer protection matters, providing a comprehensive foundation for his work in Florida’s evolving construction landscape.

A native Spanish speaker, Mr. Soto works bilingually with boards throughout Miami, offering trusted guidance and tireless advocacy. He has long served as legal counsel to luxury high-rise condominiums and major community associations.

Mr. Soto earned his J.D. from Nova Southeastern University Shepard Broad College of Law, where he served as associate editor of the Journal of International Law and Comparative Studies, and holds a B.A. in English Language and Literature from Florida International University.

He is a fellow and past trustee of the Construction Lawyers Society of America, a member of the Cuban American Bar Association (CABA), the Hispanic National Bar Association (HNBA), and the Dade County Bar Association (DCBA). He also serves as a board member of the Latin Builders Association. He previously served on the board of the Children’s Home Society of Miami and also held trustee positions with the Coral Gables and Greater Miami Chambers of Commerce.

Kelly Corcoran is an insurance coverage attorney focused on resolving complex insurance coverage disputes on behalf of individual and corporate policyholders in their pursuit to recover claims. He has significant experience in handling construction defect coverage issues involving commercial and residential buildings including apartment complexes, condominiums, and single-family homes, as well as other coverage issues involving personal injury and property damage claims. Mr. Corcoran was selected to the Florida Rising Stars list, published in Super Lawyers Magazine, 2016-2018. Each year, no more than 2.5 percent of the lawyers in the state are selected by the research team at Super Lawyers to receive this honor.

Before joining Ball Janik LLP, Mr. Corcoran served as coverage counsel for several national insurers, in which he gained invaluable experience in understanding how insurance companies defend themselves in legal battles with claimants and policyholders. His experience includes litigating disputes arising under commercial, homeowners, automobile and general liability policies.

Mr. Corcoran has been involved with coverage issues ranging from improperly installed roofs, fire sprinkler systems, curtain wall systems, and post-tension cables to large multi-district litigation involving Chinese drywall and FEMA Formaldehyde Travel Trailers. Mr. Corcoran is well-versed in primary and excess insurance policies, policy interpretations, as well as insurance policies covering subcontractors and additional insureds. He has numerous published opinions in the areas of tort and insurance law, including Claudio v. Regaldo, 116 So.3d 451 (Fla. 2d DCA 2013).

Prior to joining the firm, Mr. Corcoran was a partner in the second oldest law firm in Florida, Walton Lantaff Schroeder & Carson LLP. On a personal note, Mr. Corcoran enjoys spending his free time with his wife, daughter, son, and two dogs.
